Seller Concessions
As real estate inventory continues to rise, buyers are beginning to have the upper hand. The competition between sellers has led to more seller concessions in order to compete with other sellers and also help the buyer making it more attractive and affordable at the closing table.
The National Association of Realtors published a study showing that closing costs were the most common concession in 2024. About 24% of sellers nationwide offered concessions last year. In comparison, 33% of sellers nationwide offered concessions in 2023, a significant difference from one year to another. Though we are only 30
days into 2025, indicators point to a healthier market with more listings as compared to 2024 year to date.
Thinking of offering concessions as a seller? You can choose from a variety of different options including but not limited to fees for the title search, costs of home repairs or fees for real estate agents and appraisers. Many sellers will offer to cover closing costs for the buyer which can represent significant savings to the buyer. Sellers, depending on their situation, justify these considerations because of market conditions which have caused property values and prices to climb. This added equity which can be considerable helps to offset the concessions.
