Basic Services
Our basic services are offered at a rate of 5% of the base monthly rent, plus a $100.00 setup fee.
- Rent Invoicing & Collection:
Includes invoicing tenants, collecting payments, and basic accounting for funds received and disbursed. - Tenant Relations:
Our team addresses maintenance requests, typically responding within 24 hours with a detailed plan of action to ensure quick resolution. - Property Visit & Inspection:
Includes monthly visits to the property and an exterior visual inspection. - Basic Setup ($100.00):
An introduction letter is provided to tenants outlining new payment instructions, and a dedicated bank account is established for payments to be deposited.
Premium Services
Our premium services are available for 8% of the base monthly rent, plus a $150.00 setup fee.
- Rent Invoicing & Collection Plus:
Includes all collection and accounting, plus detailed quarterly financial reports for each property and tenant. - Tenant Relations Plus:
Includes all basic tenant services, plus handling situations with defaulting tenants who are months behind, working diligently to bring them current and avoid possible eviction. - Property Visit & Inspection Plus:
Includes monthly visits, along with thorough internal and external inspections. We also ensure the delivery (and installation when possible) of A/C filters to prolong unit life. - Premium Setup ($150.00):
An introduction letter is delivered in person to tenants outlining new payment instructions, and a dedicated bank account is opened for payments.
Additional Services (a La Carte)
These services can be added to customize your chosen plan:
- Maintenance (5-10% Fee):
Hiring maintenance professionals for property upkeep, repairs, or updates. A markup is applied to contractual work passed on to the owner: 15% for premium clients and 20-25% for basic clients. - Marketing for Tenant Placement (Varies):
Utilizing resources like the MLS, LoopNet, and Crexi to advertise vacancies and secure new tenants, with the goal of achieving 100% occupancy. - Leasing (4-6% Commission):
Negotiating terms with potential tenants, conducting rental rate studies, and preparing the standard lease agreement or Letter of Intent (LOI) for commercial properties. The fee is 4-6% of the base rent for the initial lease term (payable as brokerage commissions). - Lease Renewal (2-5% Commission):
Negotiating terms with existing tenants when renewing leases, aiming to maintain the rent roll at or above market value. The fee is 2-5% of the base rent for the term of the lease (payable as brokerage commissions).
- Evictions (Varies):
Handling the eviction process if resolution is impossible. If a tenant falls behind by 2-3 months or risks damaging the property, we work with local authorities and legal counsel to expedite the process. - Tax Payments (5-10% Fee):
Making property tax payments and ensuring the tax rate is accurate (includes negotiating rates when possible). Funds are deducted from monthly rent collections and held in a separate account. - Insurance (Varies):
Securing insurance quotes, finding the best coverage at competitive rates, managing renewals, and assisting with claims filing. If we handle premium payments, funds are deducted from rent payments and kept in a separate account.
