You can choose from our Basic Services or our Premium Services and a selection of Additional Services provided below. We can do as much or as little as you need us to do and can always add or subtract services for you at any time.
Property Management Basic Services (10% of the Base Rent + $100.00 set up fee)
Includes invoicing tenants for rent payments and collecting as well as basic accounting for funds received and disbursed.
Includes listening to and addressing maintenance requests to find a quick resolution for all parties. We will typically respond within 24 hours to inquiries with a plan of action to remedy the issue.
Includes monthly visits to the property and an exterior visual inspection.
Includes introduction letter to tenants with new payment instructions as well as opening a dedicated bank account for the payments to be deposited to.
Property Management Premium Services (15% of the Base Rent + $150 set up fee)
Includes invoicing tenants for rent payments and collecting as well as accounting for funds received and disbursed. Receive quarterly reports detailed for each property/tenant.
Includes listening to and addressing maintenance requests to find a quick resolution for all parties. We will typically respond within 24 hours to inquiries with a plan of action to remedy the issue.
Our team will also deal with defaulting tenants that are months behind in rent to try and bring them current and avoid a possible eviction.
Includes monthly visits to the property and an internal and external inspection. Also includes delivery (and installation when possible) of A/C filters to help prolong the life of the A/C unit.
Includes an introduction letter delivered in person to tenants with new payment instructions as well as opening a dedicated bank account for the payments to be deposited to.
Services not included in the Basic or Premium Services
Includes hiring maintenance professionals to help maintain the property as well as make necessary repairs or updates when necessary. A mark up of 15-25% is added for the contractual work which is passed on to the property owner. (Premium clients pay 15% / Basic clients pay 20-25%)
Includes utilizing our resources for advertising any vacancies in order to secure a new tenant for the property. Our goal is always 100% occupancy. We utilize the multiple listing service (MLS) as well as various commercial platforms such as Loopnet, Crexi among others to advertise our listings and vacancies.
Includes negotiating terms with potential tenants when they apply to lease the property. In addition, we also include conduct rental rate studies to select ideal rent rates and the preparation of a standard lease agreement and/or the letter of intent (LOI) for commercial properties. Our fee would be between 4-6% of the base rent for the initial term of the lease payable as commissions to the Real Estate brokerage(s).
Includes negotiating terms with existing tenants when it is time to renew their leases. Our goal is to always maintain the rent roll at or above market value. The fee would be between 2-5% of the base rent for the term of the lease payable as commissions to the Real Estate brokerage(s).
Our goal is to always keep tenants current, but we understand that sometimes tenants can fall behind. If there is no hope for resolving the issue and an eviction becomes necessary, rest assured we will handle this process for you. If a tenant falls behind more than 2-3 months or we identify a risk of damage to the property, we will work with local authorities and legal counsel to expedite the eviction process safeguarding the property and your investment.
Includes making tax payments on the property as well as verifying the tax rate is correct with the county and negotiating rates when possible. The funds would be deducted from the monthly rent collections and kept in a separate account.
Includes securing insurance quotes for the property and finding the best coverage at competitive rates. We also work with our insurance team to keep up with renewals and assist with filing claims when necessary. If we make the insurance premium payments, the funds are deducted from the rent payments and kept in a separate account.
