Over the past few years, many websites have popped up allowing the average person with computer access and skills to view listings online. These sites are resources available to everyone which allow you to see homes for sale, recently sold, and rentals in any given location or market. While not specifically designed for Realtors to use, these sites can be utilized as a tool to help develop comps or get an idea of what properties are selling or renting for in the area.
Potential homebuyers and sellers will often look to a website before engaging a Realtor. This can set an expectation for the seller or buyer that may not be in line with the actual market conditions. Some agents will place listings on these sites as a tool to generate leads. You find a home online you’d like to see and call to set up a showing only to be told that listing is under contract or sold but the agent would be happy to help you find a similar property. You should be weary of any agents who have listings online that are under contract or already closed and aren’t marked as such.
The online search can be exciting but it is always best to engage the services of a Realtor. A Realtor will have far more updated information about your market, available listings on the MLS, off market listings, and a litany of tools and contacts that will make your real estate transaction a breeze. Doing your own research is great but when it comes time to sign on the dotted line, it’s best to have a professional on your side of the table to guide you throughout the process.
