Another Closed Deal

Another successful commercial deal for our clients! We just had to share this story.

This isn’t just another closed deal…

After seven months of searching for the perfect property for our client to purchase, we thought for a brief moment that all hope was lost. Our client, a prestigious law firm out of Fort Lauderdale, Florida had been leasing office space in Las Olas for several years and decided back in 2024 that they wanted to buy. The search was very specific as to the area (down to a couple streets and main roads in the area). Unfortunately, the available inventory was limited and the ones we located were either too small or too large for our client’s needs.

Earlier this year we decided to expand our search to include neighboring areas (still in the Fort Lauderdale area) and to include listings for lease. Ultimately we came across a commercial listing for a space for lease that was perfect in size and in a great location. My team reached out to the listing agent to come out and see the space. During the initial showing, the space available (for lease) was the second floor as the existing owners were occupying the first floor.


The owners of the building were builders who had built the building for themselves and leased the space on the second floor to a bank some time ago. Now they were looking for a new tenant for the space and were using very little space on the first floor having relocated the business out of state. We saw our chance and went for it offer a letter of intent (LOI) for the purchase of the building instead of leasing a space.

After several calls and some old fashioned negotiations that seemed to go back and forth for weeks, we finally came to an agreement where all parties were satisfied and a deal had been reached. Many concessions were made by the buyer and seller, as well as the commercial realtors, but in the long run, a fair and equitable agreement was reached allowing our search for the perfect space to come to a positive conclusion.

When it comes to real estate and especially commercial real estate deals, you have to think outside the box in order to get things done. Our goal with every client is to get the right deal done, not just any deal, the right one for the client’s specific business needs.
